Do you need a professional to remove a popcorn ceiling?
Yes — for any home built before the mid-1980s, hiring a professional is the safer choice. Chrysotile asbestos was commonly mixed into ceiling texture through the 1970s and into the mid-1980s, and Ontario Regulation 278/05 requires testing before disturbing suspect material. The Ontario Building Code doesn't regulate popcorn ceilings, and removal itself isn't legally mandated — but if your home falls in that build window, testing first is the responsible move.
We coordinate asbestos testing at cost ($300–$500, no markup) before any work begins. If it comes back clear, our all-inclusive pricing covers removal, 2 skim coats, primer, and 2 coats of paint:
- Unpainted popcorn ceiling: $4.50/sqft
- Latex-painted ceiling: $6.50/sqft
- Oil-base painted ceiling: $7.50/sqft
A typical 3-bedroom home runs $2,000–$4,500. We've handled 500+ homes since 2019, fully insured ($2M) and WSIB covered. Call (519) 729-7394 for a free quote. KW Popcorn Ceiling Removal · Google Reviews
